AZ&B is providing Program Management services for the $261.8 million 2017 Dallas Bond Program. The Program consists of approximately 1,400 projects organized into ten propositions and is planned to be substantially completed over five years. Propositions within the program will fund transitional and permanent supportive housing to target chronic homelessness, rapid rehousing for the elderly, the disabled, and families with children and day centers. AZ&B’s overall major tasks consist of pre-design NTP (phase) planning & design selection and coordination, design phase services, pre-construction bidding and construction phase services, acting as an extension of City Staff during the phases of projects, and overseeing stakeholder/utility coordination by the consultants. In addition, AZ&B is also expected to do the following:

 

  • Conduct design reviews of plans and specs for each project
  • Seal design packages for the City
  • Prepare and coordinate pre-bidding advertisement phases of approved projects while conducting processes for construction selection of potential bidders
  • Manage selection of construction bidders and prepare bid tab packages for construction awards through different bid processes
  • Manage preconstruction contract in the award phase, and obtain contractor(s) under contract through City implementation procedures
  • Conduct Construction Phase services throughout the length of construction life
  • Manage change orders, pay applications, non-conformance reports, RFI’s, critical path and schedule items, and reports and disputes
  • Manage the construction closeout phase resolving pending items, along with managing construction punch lists, and final walk-through items with the contractor
